10 Steps for Selling Your Home!

Here's an easy step by step guide to help you sell your home in Vancouver.


1.  Decide When To Sell: Timing is everything.  Make sure to ask your Realtor how the sellers market is doing in your area.  Factors such as how quickly you need to sell and whether its a buyers or sellers market will play a role in selling your home.

2.  Find a Realtor Who's Right For You. 7.  Your Realtor's Time to Shine.  Your home has never looked so good and its time for your Realtor to market your home to potential buyers.  Your Realtor will post a "For Sale" sign, hold open houses, listing on MLS, marketing on the internet and of course, through your Realtors network of potential purchasers and other Realtors.

8. Finances.  Are you "assuming" a mortgage or are you "discharging"?  If you're buying a new home, what taxes are involved? Your Realtor, lawyer and mortgage lender should know the answers to these questions.

9. Offers.  You will see every offer that is received by your Realtor.  You have three options:  You can accept, reject or counter.  This part of the process can be stressful so make sure you have an experienced Realtor who has superior negatioting skills to get you top dollar for your home. 

10.  Closing The Deal.  You are successful and have drafted a legally binding contract.  Are you done? Not just yet, make sure to contact your lawyer or notary public, contact your mortgage lender and immediately start satisfying any conditions of the agreement that require action on your part.  When closing day comes, your lawyer or notary will finalize all the details and will give you a cheque of the net proceeds.
